Commercial Tenant Leasing

We know landlord and lender agendas, and we know how to negotiate balanced lease documents for our clients. We also work with tenant brokers to ensure no tenant funds are left on the table. We can help secure tenant expansion rights, renewal rights, termination rights, allowances, naming/signage rights, etc. We provide construction experience in dealing with workletter, buildout and construction escrow issues.
Our work continues after the lease is signed as well. Our attorneys negotiate architect, construction and engineering contracts; we help resolve disputes, and we help the tenant’s facilities team stay focused. We review and negotiate lease amendments, and we prepare sublease documents and assignments and process landlord consent requests. We review tenant estoppel requests, and negotiate lender subordination and non-disturbance agreements.
