Professional Experience
Eric R. Veenstra is a member of the Firm’s Real Estate Group and has substantial experience in commercial and residential leasing, commercial lending, acquisitions and dispositions, condominium and homeowners association representation, complex real estate transactions and commercial transactions. In this regard, Mr. Veenstra’s recent experience includes:

Leasing:

  • Representation of a national corporation in the negotiation and preparation of office, warehouse and mixed-use leases throughout the country.

  • Representation of a national nonprofit corporation in the preparation and negotiation of a recreational facilities lease.

  • Preparation of a form commercial lease for a local high-end multioffice medical center.

  • Representation of numerous individuals in the leasing of residential vacation rentals.

  • Representation of tenants in the negotiation of shopping center leases.

Financing:

  • Representation of multimillion dollar family corporations in various nontraditional and traditional secured lending transactions throughout the country.

  • Representation of business entities, institutional lenders and individuals in providing financing to owners and developers of commercial and residential properties.

  • Representation of lenders and borrowers in debt restructurings, including multiproperty transactions.

  • Representation of a national distressed asset purchaser in the acquisition and restructuring of secured loans.

Condominium, Cooperative & Homeowners’ Associations:

  • Representation of condominium and homeowners associations in addressing insurance, development, turnover and governance matters.

  • Representation of common interest communities in the day to day operations, including counsel to board members and managers.

  • Representation of condominium and homeowners association concerning the collection of assessments, membership fees and other dues of the Association through all aspects of the collection process.

Development & Land Use:

  • Extensive representation of developers and purchasers in residential and commercial transactions, including compliance with the Interstate Land Sales Full Disclosure Act.

Acquisition and Disposition:

  • Representation of international, national and local clients in purchase and sale transactions involving both commercial and residential real estate.

  • Ongoing representation of corporations acquiring properties through foreclosure sales.

Other Relevant Representations:

  • Regularly advise clients on Florida tax issues, including documentary stamp tax and nonrecurring intangibles taxes involving complex commercial transactions.

  • Representation of corporations in asset and stock purchase, and sale transactions.

  • Representation of individuals and business entities in entity selection, formation and planning. Conduct due diligence review and draft operative documents in connection with the purchase and sale of business entities.
