Real Estate

With approximately 50 attorneys in our national Real Estate Practice Group, working from our offices in Arizona, Florida, Illinois and Wisconsin, we can staff projects by matching attorneys’ skills and experience with our clients’ specific needs and goals. We have integrated the practices and experiences of the attorneys in our seven offices into a single, multi-office national platform. This combined breadth and depth of experience provides our clients with the highest quality of talent in an efficient and cost-effective manner.

Our Primary Practice Areas: Our integrated practice focuses on four general areas of service:

Acquisitions and Dispositions
We cover all dimensions of single and portfolio commercial real estate sales and purchases, from pre-contract analysis and transaction structuring (including ownership entity formation) through due diligence to closing and post-closing follow-through.

Commercial Leasing
We represent both landlords and tenants in the leasing of all types of commercial properties throughout the country. We regularly prepare, negotiate and review all types of office, retail and industrial leases, as well as rooftop antenna agreements, telecommunications license agreements, parking agreements, indemnity agreements, consents to subleases and assignments, and start-up construction agreements.

Land Use and Development
We represent a diverse array of clients through the entire lifecycle of a real estate development.

Real Estate Finance
We assist banks, life insurance companies, and other capital providers structure, negotiate and close a broad range of financing transactions, including commercial and residential construction and permanent loan financing, mezzanine financing, leasehold and fee mortgage financing, and securitized lending on all types of real estate.

Our Expertise in Other Related and Specialized Practice Areas

In addition to our traditional work in Acquisitions and Dispositions, Real Estate Finance, Commercial Leasing, and Land Use and Development, we are active in many other more specialized areas of real estate-related practice.

Alternative Energy/Sustainability Team provides real estate expertise to developers of wind farms, thermal solar power projects, and other alternative energy projects in the country.

Health Care Team has developed significant experience in dealing with real estate projects for health care providers, hospitals, assisted living and skilled nursing facilities, health care technology companies, pharmaceutical companies and health insurers.

Workout Team has extensive experience in the areas of creditors’ rights, secured transactions, restructuring and workouts, debtor in possession financing, mortgage foreclosures, and reorganizations.

Construction Transactions Team works for clients around the country in drafting, reviewing and negotiating project-specific architect, engineering and general and subcontractor agreements; we are also familiar with the latest AIA forms and the new ConsensusDOCS contract documents, and we are experts in the emerging field of integrated project delivery; we are skilled at working, collaboratively and effectively with all members of a project delivery team.

Corporate Real Estate Team helps manufacturers, retailers, service providers and others for whom real estate is not their primary business better manage their real estate assets in connection with occasional facility sales, purchases and leases, or corporate mergers and acquisitions.

Data Center Team represents owners, developers, operators and tenants of data center real estate projects. Data centers have their own unique complexities and intricacies and the Quarles team has extensive experience with them whether they be wholesale, colocation, core and shell or turnkey operations.

Tribal Law Team provides a broad array of services to our Native American clients in the Southwest and Midwest.
