Jaimie Mansfield advises real estate owners, developers and investors on a broad array of real estate transactional and land use matters. She primarily handles:

  • Purchase and sale contract negotiations
  • Land use and zoning applications and approvals
  • Due diligence analysis
  • Leasing and asset management
  • Landlord-tenant disputes, eviction proceedings and real estate-related litigation
  • Condemnation and eminent domain actions for both condemnors and condemnees

Jaimie’s experience also includes working with cannabis and hemp companies with land acquisition, licensing and outside corporate counsel services, as well as regulatory compliance, corporate formation and governance, and mergers and acquisitions (M&A).

As a former general counsel of a fully integrated, private equity commercial real estate company, Jaimie has a unique understanding of the business issues clients regularly face. She takes the time necessary to fully understand her clients’ business challenges and objectives, enabling her to become a valuable strategic partner, focused on helping them achieve long-term success. This mindset also allows her to be a dealmaker who can forge constructive resolutions between parties.

Experience in Action

  • Provides developers with land use and zoning analysis and assistance.
    • Audits local zoning rules and regulations for prospective development projects.
    • Prepares and/or assists in preparation of all necessary zoning applications, including petitions to rezone, amend zoning code text, obtain variances from zoning code requirements and obtain conditional or special use permits.
    • Appears for and represents developers at all local government hearings.
  • Assists developers in the purchase and sale of real estate, from memorializing the parties’ terms through contract negotiation, to analyzing key due diligence items, to ensuring a successful closing.
  • Assists clients with asset management, including preparation of leases, analysis of key vendor agreements and other landlord-tenant related issues.

Successes

  • Developed and executed a complex strategy — involving extensive negotiation, the use of eminent domain and securing state funding to purchase and clear the site — enabling a municipality to acquire land for a new $1.7 billion facility for a national intelligence agency.
  • Helped multiple clients draft and submit applications for local land use approval for marijuana facilities across Missouri, ensuring compliance with the state’s constitution and applicable statutes, Missouri Department of Health and Senior Services regulations, and local zoning codes.
  • Guided client in securing transmission line easements by negotiation and condemnation.
  • Obtained zoning code amendments and land use approvals for the construction and operation of storage facilities in Missouri, including preparation of multifaceted applications to amend the zoning codes and obtain use permits and appearing at several municipal board meetings.
  • Represented property management companies in landlord/tenant disputes, counseling them on how to develop and implement the best strategy for collecting past-due rent, initiating eviction proceedings and/or entering into complex settlement agreements allowing delinquent tenants to remain in properties. These efforts led to the collection of more than $300,000 in past-due rent, as well as punctual performance under the leases.
  • Counseled client in securing electrical power transmission line easements by negotiation and condemnation. The majority of the original list of 80 parcels of land were settled on a compressed timeline, with only four parcels going to hearing, and each of those ultimately resolved in the client’s favor.
