Noelle Granitz guides clients through complex commercial real estate transactions. Her work includes managing health care real estate assets, acquisitions and dispositions of investment real estate, corporate real estate holdings, office buildings, multi-family residential complexes and other commercial real estate properties. Additionally, Noelle is experienced at:

  • Drafting and negotiating sophisticated commercial lease agreements for both landlords and tenants in office, health care, manufacturing and retail settings.
  • Negotiating architectural and construction contracts on behalf of corporations.
  • Advising health care clients with day-to-day leasing and asset management issues.

By combining this knowledge with her focus on anticipating potential challenges, she is able to provide proactive, practical, actionable and business-aware legal recommendations aimed at furthering the success of her clients.

Experience in Action

  • Provides day-to-day real estate counsel for clients with 500-plus owned and leased real estate sites. These clients rely on Noelle for practical and rapid advice on a variety of day-to-day real estate issues relating to their properties.
  • Negotiates leases up to and over 1 million square feet, ensuring client interests are protected throughout the process and risks that are deemed intolerable are addressed.
  • Guides clients on disposition and acquisition of real property. The comprehensive legal representation Noelle provides for these transactions includes negotiation of purchase and sale agreements, review of legal due diligence and facilitating closing.

Successes

  • Represented health care clients in the development, design and construction of new facilities, including the construction of a $300 million-plus hospital with medical office buildings; a $200 million-plus hospital with medical office buildings; and the buildout of a $35 million-plus ambulatory care center.
  • Directed the acquisition of over 10,000 acres of property for a timber investment fund client.
  • Manages multiple leasing transactions up to 450,000 square feet across the country on behalf of a manufacturing client.
  • Represents two major metropolitan office tower landlords with leasing matters.
  • Represents a real estate developer with respect to construction contracts, leasing matters, and acquisitions and dispositions of real estate.
  • Represents a national not-for-profit organization with leasing needs in approximately 35 states.
