Patsy West assists commercial property owners, retail and office tenants, developers and lenders on a broad range of real estate transactions, including acquisitions, dispositions, debt financings, and leasing matters. Her experience includes drafting leases, loan documents and ancillary closing instruments, as well as managing all aspects of the closing process. She is skilled in conducting property acquisition due diligence, including title and survey review and negotiation. In addition, Patsy has experience:
- Forming and documenting ownership entities.
- Preparing resolutions and certificates.
- Drafting documentation for asset acquisitions, mergers and joint ventures.

In addition to her experience as a real estate paralegal, Patsy also has worked as an escrow officer for title companies.

- Drafts and edits commercial real estate documents, including amendments, assignments, closing documents, easement agreements, loan documents, leases, SNDAs, estoppels, UCC Financing Statements and escrow instructions.
- Prepares critical date lists and closing checklists, and maintains critical dates calendar.
- Reviews title commitments and documents; drafts title memos, objection and response letters; and negotiates title policies
- Reviews and summarizes CC&Rs, surveys, zoning reports, phase I reports, leases and third-party contracts.
- Manages closings with escrow, clients and third parties.
- Forms legal entities and drafts operating agreements; prepares resolutions and omnibus certificates; and prepares initial drafts of legal opinions and opinion certificates.
