Quarles & Brady Secures Zoning Approvals for Sonora West Luxury Multi-Family Development
PHOENIX — The national law firm of Quarles & Brady LLP today announced that the firm's zoning practice successfully obtained the entitlements necessary for client Sonora West Development to build a luxury multi-family development on 48th Street just South of Culver Street, in Phoenix, Arizona.
"We are thrilled the zoning was approved and Sonora West can proceed with building on this property that had been vacant for over 10 years," said Benjamin Graff, partner at Quarles & Brady. "The vacant lot was a perfect example of successful infill development."
The new development utilizes the only undeveloped multifamily residential parcel along 48th Street for approximately 8.7 miles. The announcement comes after several months of negotiations, two public City of Phoenix hearings, and input from the community, and final approval by the Phoenix City Council. As a result, Sonora West Development will develop 48 units on the property. The complex zoning process included a Phoenix Planning Hearing Officer stipulation modification, site plan modification, and zoning adjustments for a use permit and variance.

On December 19, 2018, the Phoenix Planning Hearing Officer approved the revised site plan, which was subsequently approved by the unanimous vote of the Phoenix City Council on January 23, 2019. Both a Use Permit and setback variance were necessary and both were approved by the Phoenix Zoning Adjustment Hearing Officer on January 10, 2019. Said Graff, "Thanks to the leadership of Councilman Sal DiCiccio's office, diligent reviews by Phoenix Planning Staff and Camelback East Village Planner Maja Brkovic, and successful discussions with the local neighborhood association, no approvals were appealed."
