Chuck Delorey focuses on commercial real estate transactions, including acquisitions and dispositions, leasing, land use and development. He has experience handling real estate matters of varying size and complexity, including multistate transactions and large portfolios of properties.
Chuck works closely with clients throughout all stages of a transaction — from initial due diligence and negotiation through closing and post-acquisition development. He regularly drafts and negotiates key documents such as purchase and sale agreements, leases, easements and construction contracts.
Chuck also advises clients on select corporate and commercial matters, including entity formation, commercial contracting and overall transaction planning.

Successes
- Led developer client’s effort to become a preferred developer for nationally recognized convenience store chain and oversaw successful completion of dozens of locations from initial diligence and land acquisition through development, construction and rent commencement.
- Served as outside leasing counsel for a top national retailer and its subsidiaries, acting as local counsel in multi-jurisdictional deals.
- Assisted a national retailer in the successful assumption of leasehold interests for 18 properties located in 14 states with the transaction being completed within less than six weeks.
- Advised nonprofit client in expansion of 8,000-plus unit portfolio of affordable housing projects, including several low-income housing tax credit financing transactions.
- Negotiated public infrastructure and TIF financing agreements to support client’s acquisition of property for development of mixed-use (office, retail, residential) facility.
- Assisted client in acquisition of thousands of acres of farmland and eventual sale to publicly traded energy production entity, including negotiating and drafting purchase agreements and farm leases with property owners and tenants.
- Advised purchaser/developer in development of luxury lakefront restaurant and condominium project.
- Represented a commercial real estate company in the acquisition and leasing of a $98 million industrial property.
